Egypt Signs 11-Trillion-Pound Deal for Four Major Projects: What the New Real Estate Agreement Includes

Egypt real estate deal

The Egyptian government has just completed one of its largest urban development deals in the country’s history. Egypt real estate deal, Egypt signed an 11-trillion-pound real estate deal with the leading Talaat Moustafa Group (TMG) on Tuesday, October 20, 2026.

The $202 billion investment plan is to create, build, and manage four major mixed-use projects in key economic corridors. The massive project is in line with the government’s initiatives to work with private sector developers to promote urban development, official statements from the Egyptian Presidency said.

When signing the contract, President Abdel Fattah El-Sisi stressed the need for corporate social responsibility. He asked TMG to set aside 200,000 residential units, specifically for rent, to help support housing initiatives that provide for accessible housing.

What the Four Major Mixed-Use Projects Include

The agreement, which was recently inked, focuses on those cities strategically on East Cairo, Alexandria and the Mediterranean shores, in order to establish integrated, self-sustaining cities.

  1. North Madinaty: For the North Madinaty development, it is a flagship development that connects to the existing development of Madinaty located in East Cairo via Suez Road. The North Madinaty project is 5 million square metres and has allocated 3.2 trillion pounds to bring together the residential, administrative, and entertainment groups.
  2. Alexandria Expansion: A new huge urban development of 11.3 million m² is being built in Alexandria to respond to the regional demand of housing and commercial buildings.
  3. Abu Qir Economic Hub: The third project begins by creating a combined industrial and logistical, and real estate hub in Abu Qir, helping to boost Egypt’s maritime trade in the north.
  4. North Coast Destination: The final project will follow the model of the equally successful project in SouthMed, and create a premium coastal destination that will help to increase international tourism along the Mediterranean.

Economic Impact and Job Creation – Egypt real estate deal

These Egypt real estate projects will shock the economy to a great extent due to the scale of their projects. TMG estimates that the four will generate some 6 million direct and indirect jobs, according to Arab News.

Moreover, the government estimates the Talaat Moustafa Group agreement will bring in a huge amount of direct and indirect tax revenues to the state treasury, reaching a whopping 2.4 trillion Egyptian pounds. Tax revenues for the North Madinaty segment would be more than 700 billion pounds, in the segment alone.

This partnership comes as part of the government’s plan to use state-owned properties through the New Urban Communities Authority (NUCA) to boost the economy, Ahram Online reports. Co-developing these lands with the existing, proven private giants of the real estate sector, such as TMG, Egypt is increasingly attracting long-term investors from both the country and abroad.

In the end, the transaction – a $11 trillion real estate transaction – is a pivotal step in national infrastructure planning. The government’s fusion of the Abu Qir economic hub with massive residential additional areas means that these megaprojects will help form the backbone of Egypt’s sustainable urban development.
